Our services can also be tailored to your individual needs, however the following services will always be provided unless otherwise specified:

Accounts Receivable

  • Collect monthly contributions – monthly automatic withdrawal is available
  • Follow-up of delinquent accounts – Prepare and register subsequent legal proceedings as required


Accounts Payable

  • Issue cheques for payment of invoices – subject to board approval and signatures
  • Submit government remittance as required
  • Maintain operating and reserve fund bank accounts and reserve fund investments
  • Financial reporting on a monthly basis

Administrative & Clerical

  • Prepare annual 'draft' operating budget
  • Prepare and distribute annual assessment notices and approved budget to all owners
  • Ensure that insurance policy renewals are in place
  • Assist with annual reserve fund planning
  • Prepare and distribute AGM notice
  • Provide documents as requested
  • Register legal documents and document searches at Land Titles as necessary
  • Initial set-up of Condominium Board of Directors
  • Turn over to the Board of Directors from the development company
  • Every aspect of the day-to-day business affairs of your condominium corporation with full reporting to the board of directors
  • Spring and fall on site inspections (after turn-over)
  • Procure services and materials from vendor/contractors, secure and manage subsequent contracts.
  • Communicate with a designated on-site contact person for after hours emergency instances
  • By law enforcement
  • AGM Attendance and preparation of minutes
  • Attendance of monthly board meetings
  • 24 hour secure access to Board of Director documents via Strategic Property Management Website.

Additional costs billed separately. For services other than those listed above, cost is determined by hours and disbursements. (For example, additional paperwork billed by the Land Titles Office for documents pertaining to a condominium corporation, such as copies of Certificate of Title, lien searches and document filing).
